Leads, Lead Conversion Tools, & Follow-up


Our goal at www.sellmyhouse.com is to provide expert advice and service to our clients through our network of professional hard working Affiliates. As you know we have adopted the strategy of a partnership with each of you in hopes of building a long term relationship. We will continue to expand our marketing efforts to create the brand that is synonymous with professional unbiased advice in all areas of real estate in order to generate lead volume for our Affiliate Network. We realize that every lead is not going to be top quality. We simply ask that you follow up with each lead we send you as best you can. Our office tries to make contact with every lead we get but there are several occasions where our affiliate is able to speak to a client because they are local when we are not. If they do not respond to you after a few emails and phone calls consider it dead.

We are human up here so the more you follow up with us the better we will remember you. It pays to get to know you on a personal level even if it is just through email. We have several hundred of affiliates all over the country and process thousands of leads weekly. We only make money when a lead turns into a client who ends up buying or selling as is the case with you. We do not want to bog you down in paperwork but keeping us informed when you get a lead, get it listed, or sell a property will help us remember you in the future. If we go several weeks without hearing from you chances are we'll end up sending leads to somebody else down the road. As I mentioned above, our goal is to become your partner, not just a lead source.

Because we utilize several sources to generate leads, you may very well get duplicate leads if the client uses more than one of our websites to send in their info. This is unavoidable because several different client service reps in our office handle various systems. We apologize in advance. Just let us know it is a duplicate.

We do not send a lead to different Realtors. We also do not sell our leads. If we send you a lead you are the only person in our network that has gotten it. Because of this it is critical that you work the lead to the best of your ability and keep our office informed as to what is happening with our leads from your market.

Make sure that you make contact with the lead as the 'local sellmyhouse.com affiliate'. In many markets our affiliates who follow a 'here to help you' protocol have seen very good conversation rates. Most clients who end up filling out our lead forms are in need of MLS service, they just do not realize it until it has been explained to them.

If you have been unable to reach a client that we sent you who we have spoken with do not hesitate to let us know. We will try and make contact to expedite the process with you. When we send a lead it will either have notes above the lead information or it won't. For example, a hot lead would look something like this: DERICK SPOKE TO CLIENT, THEY NEED TO GET ON MLS, PRICED AGGRESIVELY, THEN SCHEDULE AN AUCTION ON 45-60 IF IT HASN'T SOLD. COUNTRYWIDE IS MORTGAGE. In this case the client knows you will be calling them. A lead that has no notes or says something like: 'AUCTION/SHORT SALE CANDIDATE' is a lead we have not been able to speak to yet but their lead form expresses this need. A hot lead is a client that we believe will sign up for your MLS service (possibly our auction service if circumstances apply). If you are not able to reach them we need to know and we'll try and make contact.
