It is extremely important to remember if you act as a dual agent with one of our clients that our referral fee should be based on the total commission generated. We both make more money which is vital to help us continue to improve our lead platforms. We have removed affiliates from our network in the past because they have not paid us according to our agreement. Our online bidding platform and internet listing service is specifically geared to creating dual agent opportunities for our network. That referral fee is extremely important to our ability to operate. Cutting us out of commission on any transaction we helped to procure for you, whether it is a dual agent situation or an investor we introduced you to who continues to buy and sell with you, destroys the integrity of our system and will result in the immediate release of an affiliate.

To explain how listing your other properties on our site will help you increase your client base we answer the following question:

If I put my other listings on your web site and a Buyer goes to SellMyHouse.com and is interested in the property, is that considered a "Lead" and do I have to pay a 25% referral fee on my own listing??

YES, and here is why:

  1. Our relationship with your company is a partnership. We operate on a referral basis and do not charge licensing, lead, or advertising fees to our Affiliates. We invest heavily in the marketing of our brand and websites. Our income is directly tied to helping you make money.
  2. We have syndication agreements in place with several major websites and therefore have countless properties on our website from your market. Most will not be listed with your company.
  3. We only have 1 partner in each territory. We do not send our listing leads to one agent and buyer agent leads to another. We prefer to have one partner and help them maximize income potential by allowing them to utilize our brand to increase their client base and income potential.
  4. If someone goes to our website to buy one of your houses it will most likely create a dual agent situation resulting in more commission to you, even after our referral fee.
  5. 90% of the time the person looking at your house won't be interested in that house. If you utilize our sign rider and they visit our site, they may find another house they want to purchase. We will also help them search for other property then forward them back to you for service. If you do not utilize our sign riders, that lead will just move on to the next website giving us no shot at helping them find a home.
  6. We have invested heavily in a customer service center and try to make direct contact with every lead from our site. By offering a personal touch it makes the referral process back to you for local servicing much smoother.
